The Gold Creek Extension to The Grove in Ngunnawal is a 4.8-hectare retirement development delivering 45 new single-storey villas adjacent to the existing Grove retirement community. Each villa is designed as a Class C adaptable dwelling in accordance with the Liveable Housing Design Standard, featuring step-free entries, generous circulation spaces, and accessible bathrooms to support ageing in place. 

Typical independent living units offer approximately 175.5m² of living space, including open-plan kitchen, dining and living areas, two or three bedrooms, a multipurpose room, private alfresco, and a secure double garage. 

The development includes the sensitive restoration of the Gold Creek Homestead as a community amenity space, surrounded by manicured gardens and pedestrian pathways. 

Sustainability benchmarks include a minimum 7-star NatHERS energy rating, a minimum 5-star green community rating, and Australia's first Passive House within a retirement village, incorporating airtight construction, triple glazing, and heat recovery ventilation.
