Keyton together with Monarch has built Australia’s first certified Passive House within a retirement village, delivered as part of The Grove’s extension in Ngunnawal, ACT. The single-storey pilot villa provides 190m² of living space, incorporating open-plan kitchen, dining and living areas, three bedrooms, a double garage, and a private alfresco area, all designed to the same Class C adaptable and accessible principles applied across the broader development.

What distinguishes this innovative villa is its high-performance building envelope: enhanced insulation, airtight construction, triple-glazed windows and doors, and a mechanical ventilation system with energy recovery that continuously supplies filtered fresh air while maintaining internal temperatures between 18 and 25 degrees celsius year-round, delivering comfort and wellbeing.

Behind a familiar residential façade, the home meets one of the world’s most demanding building performance standards, achieved through exacting construction precision and trade coordination, while integrating seamlessly within the retirement village. For Keyton, this villa is a working prototype, providing future learning.
