Delivered as part of the ACT Government’s broader infrastructure and energy transition program, this refurbishment of 255 Canberra Avenue stands as a significant milestone in sustainable commercial construction for the Canberra region.

The project involved the replacement of the existing façade and roof, decommissioning of the ageing gas plant, and full electrification of the building’s mechanical systems, supported by upgraded electrical supply infrastructure.

The refurbishment was designed around passive house principles, making it the first commercial office refurbishment in Canberra to adopt this approach. Two new airlocks were installed to enhance passive energy performance, alongside a 50kW rooftop solar system to offset grid reliance during peak operational hours.

The result is a high-performing, future-ready building that aligns with the ACT Government’s net-zero ambitions.
